The situation

A residential project three months from launch, and a sales team already tired before it began. Their last campaign had delivered leads by the thousand — phone numbers that rang and rang, "just checking" enquiries, students filling forms for fun. The team was dialling junk at 9 pm and losing faith in every lead that came after.

The developer didn't need more leads. He needed fewer, better ones — and a calendar of real families actually standing on the site. That's a different problem, and it's the one we took personally.

What we did — week by week

Weeks 1–2

Rebuilt the funnel before touching ads: a landing page with one job, and a form that politely qualifies — budget band, timeline, locality — so a tyre-kicker filters themselves out before a human ever dials.

Week 3

Launch campaigns live on Meta and Google. Small budgets, tight geography, creative that showed the actual site progress — not stock towers at sunset.

The misstepWeek 4

We got greedy: a broad lookalike audience to scale faster. It burned a week of budget on exactly the junk we'd promised to kill. We shut it down, said so in the weekly report, and rebuilt targeting around pin codes and income signals instead. The numbers below include that bad week.

Weeks 5–8

WhatsApp booking bot went live: qualified leads got slot buttons inside the chat, reminders at 24 hours and 2 hours, one-tap reschedule. Missed visits started converting into moved visits instead of dead ones.

Weeks 9–12

Scaled what proved itself. Weekend slot capacity doubled; the sales team asked us — genuinely — to slow the campaigns down.

The results

0site visits booked in the quarter
−72%junk leads reaching the sales team
−41%cost per qualified lead vs. their last launch

Measured from their CRM and ad-platform reports, baseline = the project's previous launch quarter. Numbers verified with the client before publishing.

Their words

214 site visits in a quarter. My sales team literally asked us to slow the campaigns down. I've never had that problem before.
